To accomplish this, the PCVA is granted certain powers, including preparing budgets that establish each member's share of the common expenses and any neighborhood expenses, levying and collecting assessments from the members, maintaining the common areas, hiring personnel, and making and amending community rules. Every homeowner in Pine Creek becomes an automatic member of the PCVA upon purchase of their home.
